Finding property in Baton Rouge has been a pain.

My experience in researching Baton Rouge Real Estate has been anything but pleasent. For starters when Hurricane Katrina wiped out New Orleans people went completely insane with fear of a housing and land shortage in the Baton Rouge area. People started building new homes like crazy and the price of existing homes and land went wild.

For Sale Signs Everywhere

It appears things have changed here in 2008. There are tons of homes available in neighborhoods all over Baton Rouge and lots for sale in Prairieville are absolutely everywhere. However the price of land is more than double what it was despite even more property being available than was years back. People decided to get off that land they've been holding on to and put lots up for sale in either new neighborhood development or private tracks.

What should the real cost of this new development and in my case 1 acre+ lots for sale in Baton Rouge? It's been particularly frustrating because there seems to be no method to the madness in terms of how people are valuing this property? In my case I've had a couple of different realtors hounding me with listings every other day from a variety of things coming up for sale in the area. The prices of property seem to have absolutely no method to their madness which really scares me away from settling on any sort of property for my new home.

People are trying to sell lots of equal size in similar neighborhoods, with similar elevation, zoning, etc and wildly ranging prices. Sometimes they have things listed at double the price. $75,000 seems to be the running number for a residential lot regardless of size, elevation, neighborhood, zoning etc. Sizes range from 1/3 acre to two acres anywhere Between Gonzales and South Baton Rouge


Buying Ace Lots in Prairieville or Baton Rouge

With the dozens of listings I've looked at I have seen some that I would consider. However none have hit that perfect mark and realtors seem to all be pushing the same property much of which is far more expensive than what I've seen elsewhere. I'd advise anyone looking to consider everything a particular piece of Baton Rouge property has to offer. I'd also advise looking at things for sale by owner since you may find some fair deals in this seriously inflated market. For sale by owner might not necessarily mean that there is a sign on the property. I have heard of at least three occasions where the buyer simply tracked down the owner of a property and made a fair offer that was accepted.

I've yet to settle on the site for my new home. However I have learned that one should be seriously skeptical and not listen to a word most realtors say when they advise on buying property. They constantly try to sell you on what other property in the area has sold for in the past year when you can find something to seriously contradict that price with a little research.
